We are representing you; the buyer’s agent will send offers directly to us. We will review the offers with you and strategize which offer is in your best interest. We negotiate the terms and offer price with the buyer’s agent and write a counter offer for you. Everything is double checked to minimize liability after closing. We understand the purchase contract and handle all issues during the escrow process preventing you from falling out of escrow and minimize your risk of problems after the sale closes. We will have you fill out a complete disclosure form, as you know “The Devil Is in the Details”- you only get in trouble for what you don’t disclose!

The professional photographer uses a wide-angle lens that gets the widest angle possible without distorting the view. Rooms look larger with a professional photo and look a lot smaller without one. He also uses a powerful flash that brightens up the room and makes everything look bright even when the sun is brightly coming in through a window. You absolutely can use your own photos – we will make suggestions for time of day to take photos to minimize glare, etc. as well as give you pro photos for comparison consideration.

One of the first and most important steps to selling your home is deciding on what price to sell at. We will help you determine the best-selling price. You can convey the advantages to prospective buyers much better than anyone who doesn’t live in your home or neighborhood. Doing your own Open House is a great way to find a buyer who isn’t represented by an agent, allowing you the opportunity to minimize commissions. When we represent you full-service commission, we take open houses to a whole other level seldom seen anywhere in real estate – it is an event NOT to be missed! We typically have your home sold 1st day at asking price- however we suggest holding a 3 day open house event to instigate bidding among parties escalating your sales price and thereby increase profit margin in your pocket!
